Overview
This page describes how your application is reviewed for
7723 Derby Run, Unit Primary.
It covers the criteria the owner has set, the documents we'll ask for, how the application is scored, and what happens whether you're approved, conditionally approved, or declined.
Nothing here is hidden. The same thresholds shown on the application page — income, credit, background, rental history — are restated below in detail. If anything is unclear or feels like it doesn't fit your situation, please ask before applying. We'd rather hear about it now than after.

Who can apply
Every adult (18+) who will live in the home must submit their own application. That includes spouses, partners, adult children, and any roommate not on a separate lease. Minors are listed on the lead applicant's form but do not file separately.
Co-signers (sometimes called guarantors) are welcome where the criteria allow. A co-signer submits the same application and is subject to the same screening. See Section 07 for details on how compensating factors are evaluated.
Rental assistance is recorded separately from household income. When a government rent subsidy applies,
any income standard is calculated against the verified portion of rent you pay, not the full contract rent.
A pending or estimated resident portion is reviewed before any income result is assigned.

The application process
Seven short sections. Most applicants finish in under ten minutes.

About you
Legal name, date of birth, contact info, and government ID. We ask for ID so the permitted screening reports come back accurate — not for any other reason.

Household
Who else is moving in, including children, pets, and any service or assistance animals. Service and assistance animals are not pets and are never subject to pet fees or weight limits.

Income, employment & rental assistance
Where your income comes from, how to verify it, and whether a program will pay part of the rent. Rental assistance is handled separately from household income.

Rental history
Your last 2–3 addresses with landlord contacts. We'll attempt to verify; if a landlord doesn't respond, you can supply rent ledgers, canceled checks, or other documentation.

Background & screening
Authorization to run the credit, criminal, and eviction reports. Reports are scoped to what the owner has disclosed below.

Disclosures
Any required state or local disclosures, plus your signature.

Submit
Review, pay the application fee (if any), and submit. Complete applications may be reviewed at the same time; submission does not reserve the home.

Documents you'll need
Have these ready before you start. You can also save and resume.

Government-issued photo ID
Driver's license, state ID, passport, or other government ID. Used to verify identity for screening.

Proof of income
Last 2–3 paystubs, recent bank statements, an offer letter, voucher award letter, benefit letter, or other documentation showing your income source.

Rental history
Last 2–3 addresses with landlord contact information. If your prior landlord won't respond, rent ledgers, canceled checks, or move-out statements work too.

Pet information (if applicable)
Breed, weight, and vaccination records. Service and assistance animals are not pets — bring the supporting documentation if applicable.

Application fee
$45.00 per adult applicant, charged when you submit. The fee covers:
- Credit report
- Background / criminal records check
- Eviction history
The fee is not a holding deposit, security deposit, or move-in payment. It does not hold the unit, guarantee approval, or guarantee that the unit will remain available while your application is reviewed.

Screening criteria
Income
Combined household income must ordinarily meet or exceed
$5,400/month
(3.0× rent).
Applications in the conditional range
($4,500 – $5,400/month, 2.5×–3.0× rent) are reviewed case-by-case — see Section 07.
For an applicant receiving a government rent subsidy, the same multiplier is applied to the verified resident-paid rent portion instead of the full contract rent.
Credit
Minimum credit score: 640.
Scores in the
580–639
range may still qualify with a co-signer or other compensating factors.
At California properties, applicants receiving rental assistance may choose lawful, verifiable alternative evidence to be considered instead of credit history.
Criminal background
Lookback: 12 years.
Each record is evaluated individually, considering the nature of the offense, time elapsed, and evidence of rehabilitation. Arrests without conviction and expunged or sealed records are not considered.
Rental history
Evictions resulting in judgment within the last 15 years are grounds for denial.
An active rental-related collection balance is grounds for denial.
Bankruptcy
Open bankruptcies that have not been discharged are grounds for denial. Discharged bankruptcies are not considered.
Occupancy
Maximum 7 occupants.

How decisions are made
Applications are reviewed against the criteria above. The decision is the owner's, not Trenly's. Each criterion lands you in one of three tiers:
Meets standard
Above the threshold — no further review needed for that criterion.
Conditional range
Below standard but above the floor — may qualify with compensating factors.
Below floor
Likely denial unless a compensating factor offsets the shortfall.
Compensating factors
We evaluate each application individually, considering the full picture including credit history, income stability, rental references, and other relevant factors. Applicants who do not meet standard thresholds may qualify with a qualified co-signer or guarantor, additional security deposit (where permitted by law), or demonstrated financial stability.
Additional requirements
All applications are reviewed individually. Current and past rental history must be provided and will be reviewed.
The same standards are applied consistently to every applicant household for this listing.

After you submit

Screening reports run
Your authorized credit, background, and eviction reports are ordered immediately. This usually takes seconds to minutes.

Owner reviews
Costin's properties reviews completed applications in the order they were received. Submitting an application does not hold the unit.

Decision
You'll be notified of an approval, conditional approval, or denial. Conditional approvals will include the additional terms (e.g. co-signer, deposit increase) where lawful.

If approved: written offer
You'll receive a written offer with a response deadline. You accept by completing the next steps the owner sets — which may include signing a holding agreement, paying a holding deposit, or moving directly to lease signing.

Lease & move-in
The unit is only held once you've signed the holding agreement or lease and paid required funds. No tenancy is created until the lease is fully signed and all required move-in conditions are satisfied.
Each step happens in your applicant portal — you'll get a notification when it's your turn to act.

If declined
If your application is denied, conditionally approved, or otherwise subject to adverse action based on the screening report, you'll receive a written adverse-action notice as required by federal and state law.
- You have the right to obtain a free copy of the screening report used to evaluate you. Request it within 60 days of the notice.
- You may dispute inaccurate or incomplete information directly with the consumer reporting agency (CRA).
- The CRA did not make the rental decision and cannot explain why an application was denied — that conversation is with Costin's Properties.

Privacy & data
The information you provide is used to verify your application against the criteria above. Screening reports are ordered through a regulated consumer reporting agency, returned to Costin's Properties, and retained as required by law.
Trenly hosts the application platform and processes the screening order on the owner's behalf. The decision is the owner's. Data isn't sold, and it isn't used for advertising. For details on retention, security, and your rights, see Trenly's privacy policy linked in the page footer.

Fair housing
Applications are reviewed and decisions are made in compliance with the federal Fair Housing Act and applicable state and local fair-housing laws. The criteria above are applied consistently to every applicant household.
