What is the security deposit limit in Florida?
Florida law does not limit the amount a landlord may collect as a security deposit. Upon lease termination, landlords must return the full deposit within 15 days if no deductions are claimed. If deductions are claimed, the landlord must send written notice (by certified mail or email) within 30 days of termination itemizing the deductions; remaining funds must then be remitted within 30 days of that notice. Landlords who fail to provide timely notice forfeit the right to impose any claim on the deposit. Deposits must be held in a separate Florida bank account, posted as a surety bond, or an alternative fee-based arrangement (effective July 1, 2024) may be offered instead of a traditional deposit.
