The combination

AI agents. A real PM system. Feet on the street.

Software-only tools stop at your to-do list. The hands-on work usually means paying 10% of your rent. Trenly is the only one built with all three.

01 · The AI staff

A team of AI agents — leasing, resident communication, maintenance, bookkeeping — working your portfolio around the clock, under rules you set.

02 · The system of record

A full property-management system underneath: leases, screening, ledgers, documents, and per-property reporting — every record and dollar in one place.

03 · The feet on the street

Licensed local agents in all 50 states for showings and inspections — dispatched on demand, flat per-visit pricing.

How Trenly works

One system runs the work. And reads the numbers.

Trenly combines an always-on staff of AI agents with owner-optional field support and portfolio reporting. Use your vendors, use ours for specific jobs, and keep the financial picture connected.

From the founder

Why I built Trenly

From: Alan · Founder of Trenly

I owned rentals — some I managed myself, some through property managers — so I got to watch both up close. The managed ones left me in the dark: always following up, never quite knowing how a unit was doing. The ones I ran myself performed better — but that was a second job, and it didn’t scale.

That’s Trenly. AI agents on a real property management system — they run the day-to-day under your rules, and read your numbers like an asset manager, so you always know how things are going without chasing anyone. Automated property and asset management, on a flat monthly price — never a percentage of your rent.

The same goes for the people renting from you: answers in minutes, repairs that don’t stall. Residents who feel looked after are residents who stay — and that’s what quietly makes a rental work.

FAQ

Frequently asked questions

Are you a property manager or software?

Trenly is software: a rental portfolio operating system for owners with multiple properties. It coordinates leasing, resident communication, maintenance, turns, records, and reporting under your rules. We're not a licensed property management company; you stay in control and make final calls on exceptions.

What decisions require my approval?

You set the thresholds. Common examples: maintenance over a dollar amount you choose, lease terms outside your parameters, applicants below your screening criteria. Everything else runs automatically.

Do you work in my state?

Trenly works nationwide across all 50 states. We use state-specific lease templates and compliance guardrails to keep you protected.

Can I use my own vendors?

Yes. Add your preferred vendors and Trenly coordinates with them. Or tap our vetted network—costs passed through at cost, no markups.

How does resident screening work?

Every applicant gets credit, background, and income verification checks via TransUnion. You can review each application yourself, or set auto-approve rules based on your criteria—Trenly applies them uniformly with fair-housing compliant guardrails.

What fees are pass-through?

Screening reports are billed at cost (~$15-40/applicant). Maintenance and vendor costs are passed through with no markups. $20/month for your first unit, +$10/unit after that—that's your total Trenly cost.

What doesn't Trenly handle?

Trenly handles leasing workflows, resident communication, maintenance coordination, turn tracking, documentation, and portfolio reporting. For field work, you can hire on-demand: showings, move-in/out inspections, and curb appeal reports are dispatched to a licensed agent in your market, and 24/7 maintenance dispatch is available as an add-on. For ongoing repairs, you bring your own vendors or get matched via Thumbtack. Eviction filings and legal proceedings still go through your attorney; we keep the documentation and timeline straight.

What about fair housing and legal compliance?

Trenly's built-in compliance layer includes fair housing guardrails in all resident communications, state-specific lease templates and notice requirements, and uniform screening criteria to protect against discrimination claims. We also track regulatory changes in your markets and flag potential issues. That said, you're the landlord and responsible for compliance with local laws — Trenly provides compliance tools and guidance, not legal advice.

How does the AI agent communicate with residents?

Each property gets a dedicated phone number and email address. Your AI agent handles calls, texts, and emails using property-specific knowledge and the rules you set. It fields resident inquiries, coordinates maintenance, and manages routine communication around the clock. You get a daily or weekly digest of everything handled on your behalf — and anything outside your rules gets escalated to you immediately.

What are Playbooks?

Playbooks are step-by-step guides that encode property management best practices into actionable workflows. Think of them as institutional knowledge that big PM firms have built over decades — applicant screening, lease renewal negotiation, handling a broken lease, emergency response — now available to every landlord. You can follow them yourself or let the AI execute them on your behalf.

How is this different from other PM software?

Most PM software organizes tasks and leaves the work to you. Trenly pairs the software with the workers: AI agents run leasing, resident communication, maintenance, and turns under your rules; a full property-management system keeps leases, ledgers, and reporting straight underneath; and licensed local agents handle showings and inspections when you can't be there. Software alone stops at your to-do list — Trenly is built with all three.

What's included in portfolio intelligence?

Portfolio-wide cash flow tracking, property-level reporting, expense trends, tax assessment alerts, insurance analysis, repair patterns, budgeting, CapEx planning, and monthly performance reports. The goal is not just reports; it is surfacing what changed, what is underperforming, and what deserves an owner decision.

Stop managing rentals one task at a time.

Start running them like a portfolio: lease faster, operate cleaner, handle turns, and know your numbers.
