A property manager handles the first one. The other two are why you own the properties in the first place, and until now they meant a spreadsheet and a weekend.

Headless property management is property management software you can run without opening its dashboard. Your properties, leases, rent and repairs live in one system, and you reach them from the AI assistant you already use, such as Claude or ChatGPT, or from the software's own app.
Trenly is property and asset management built this way. It runs the day-to-day itself, and it connects to Claude, ChatGPT and other assistants that support MCP connectors, so you can ask, plan and act on your rentals from the same chat where you already work.
If you have ever dropped a spreadsheet into Claude or ChatGPT and asked it a question, you already know the move. Headless means the software no longer needs you on its screens to be useful: the records stay in Trenly, and you reach them from wherever you already work. The word comes from headless commerce, where a store's back end serves any website or app; the new front end for property management is an AI assistant.
| Dashboard-first software | Headless, with Trenly | |
|---|---|---|
| Where you work | You log in to the software and click through its screens. | You ask in Claude, ChatGPT or Trenly's app. The answer comes from your own records. |
| A question nobody built a report for | Export to a spreadsheet and work it out yourself. | Ask it. The assistant reads your records and does the math. |
| Outside knowledge | The software knows your data and nothing else. | Your assistant combines your records with market research, comparable sales and your own documents. |
| Changes to your records | You type them in. | Your assistant proposes them and you approve them in one step. |
| Which AI | Whatever chatbot the vendor built in. | The assistant you already pay for and already trust with the rest of your work. |
If you have only ever logged in to software, this can look like a trend for engineers. It isn't. The companies whose software runs the largest management portfolios are doing exactly this, because their customers now ask an AI assistant first and open the app second. The standard they all use is called MCP.
Yardi and AppFolio, whose software runs large management companies, connected their platforms to Claude: Yardi in September 2025 and AppFolio in June 2026.
Salesforce rebuilt its platform as Headless 360, so AI agents can use it through APIs, MCP tools and the command line without opening a browser.
Anthropic gave the Model Context Protocol (MCP) to a new Linux Foundation group co-founded with OpenAI and Block. More than 10,000 public MCP servers were already running.
Gartner predicts 40% of enterprise applications will include task-specific AI agents by the end of 2026, up from less than 5% in 2025.

The big platforms went headless for professional managers. Trenly is headless property management built for owners who run their own rentals.
Anything from a quick question to an errand across the web. Here is what owners ask, in their own words.
Rent, leases, repairs, vacancies, taxes, insurance and loans, from your own records, with nothing to export.
Renewal plans, listings, messages to residents, quotes from vendors and formal notices, drafted in Trenly and waiting for you to approve.
Take a listing live after you read exactly what will be posted, or send a message you have already seen. Your assistant says what it is about to do and waits for your yes.
Your assistant can work in your own accounts. It can post your listing on sites Trenly cannot post to, or find a vendor when nobody you work with covers the trade, then record what happened in Trenly. You still hire, and Trenly runs the job.
Letting an AI work on your rentals only helps if you can trust what it touches. Trenly was designed for an assistant to do real work, with you deciding what happens.

Attention and Actions
What needs you, and how loudly
Trenly watches the record: a lease ending, a repair waiting on you, an insurance gap, a change your assistant proposed. Each becomes one Action, with what, why and what to do. Urgent ones reach you by text or call; the rest waits at your desk. Nothing reaches a resident without you.

The record
One system of record for your rentals
Money
No tool moves it. Rent you collect lands in the ledger. Your assistant can record a payment you made; it can never send one.
↔ Trenly's own agents work from the same record
Leasing
Talks to prospects.
Answers new leads, books and follows up on tours, and walks a prospect to the application.
Maintenance
Talks to residents and vendors.
Takes repair reports, lines up and coordinates vendors, and schedules visits.
Residents
Talks to current residents.
Answers residents' questions about how things work and sends them the right link; it never states anything about the person, the home or the money.
On a schedule
Rent reminders, late notices, the books. Rules you can read in your settings, not judgment calls.
↔ Trenly addresses every message itself
Channels
From your business's name and number, never a persona.
↔ they talk to Trenly, never to your assistant
Prospects
Ask about a listing, book a tour, apply.
Residents
Pay rent, report a leak, ask a question, give notice.
Vendors
Get the job, confirm the visit, send the bill.
Add Trenly in your assistant's settings the same way you would connect your calendar or Google Drive, and sign in once. There is nothing to install and no key to copy.
Tools cover leasing, rent, maintenance, vendors, notices, finances, taxes, insurance and loans, so an assistant can do the work, not just look at it.
Every connection starts at Read only. Move it up to Read and propose, and every change the assistant wants waits in Trenly as one Action you approve. Only an account admin can let their own assistant write directly.
Messages, notices and offers your assistant prepares wait in Trenly until you send them. The only thing it can send is a message you have already read, when you tell it to.
Your assistant sees a resident's first name and last initial. Email addresses and phone numbers never leave Trenly; when a message goes out, Trenly addresses it.
Notice periods change and AI training data goes stale. Trenly hands the assistant the rule it has verified for your state, and when it doesn't know something, it says so instead of guessing.
Trenly logs what your assistant reads and limits how fast it can read. The connector's page in Trenly shows what it looked at.
Trenly gives an assistant no way to move money. It can record a payment you made; it can never send one.
For the reader who wants to know how it is built.
Headless doesn't mean hands-off. Trenly keeps running your rentals, your assistant becomes the fastest way to work with it, and the decisions stay yours.
Trenly works as a connector, the same kind you may already use for your calendar or your files, so there is nothing to install. It takes about a minute with a Trenly account.
In your assistant's settings, open Connectors and add a custom connector.
Paste https://trenly.com/mcp as the server address.
Sign in to Trenly when asked, and choose how much your assistant can do.

With Trenly, yes. Trenly is a remote MCP server, so Claude, ChatGPT (on plans that allow custom connectors) and other assistants that support MCP connectors can read your rentals and prepare work for you. You add https://trenly.com/mcp as a connector and sign in once.
MCP, the Model Context Protocol, is an open standard for connecting AI assistants to software. An MCP server is the piece of the software that lists what an assistant may do and does it when asked. Trenly's MCP server lets an assistant read and work on your rentals, within the access you choose.
Trenly starts every connection at Read only. If you allow more, changes wait in Trenly for your approval, nothing reaches a resident unless you send it, residents' email addresses and phone numbers never leave Trenly, and every read is logged. You can lower the access or disconnect at any time.
No. Your assistant can draft a message, and Trenly holds it until you approve it. It can send a message only after you have read it and told it to.
A resident's first name and last initial, their lease and their payments. Not their email address or phone number: when a message goes out, Trenly addresses it.
The ones a property manager never answers. Whether to appeal a tax assessment, which unit is furthest under market, what selling one property and paying down another loan does to your cash flow, which insurance policies renew next quarter and what they cost last year. Your assistant reads your Trenly records and combines them with the market and your own documents.
A built-in chatbot knows that vendor's data and nothing else. Your own assistant knows your records in Trenly, the web, the documents you give it, and the rest of your work, and you chose it. Trenly is built so it can do the work there, not only answer questions.
No. If you can paste a web address into a settings screen and sign in, you can connect it. After that you just ask in plain English.
Yes. Trenly answers residents, coordinates repairs, sends reminders and keeps your books on its own, and you can do everything in Trenly's app. Connecting an assistant adds another way in.
